Full Credit Report. Criminal history check. Sex Offender. Housing Court Records. Income Verification. We take the best candidates with the highest credit score for your property. This is the most important step in managing your property and we don't take short cuts.
Rent collection
We provide all tenants with an online portal for automatic payments. All payments are online to expedite the accounting and to speed up when you get your money
Maintenance
We respond very quickly to the tenant's maintenance needs to keep good tenants and to keep them happy to maintain a good working relationship. We get "volume discounts" with vendors that we work with and pass that savings on to you. We work with competent, efficient and fair vendors to maintain your property. We get approval for more expensive maintenance needs
Inspections
A detailed walkthrough with new tenant with pictures to document any blemishes on property. Move out inspection to assess damages that will come out of security deposit with documentation and photos. Annual inspection with pictures at time of lease renewal
Enforcement
No rent payments after the 5th are quickly dealt with and tenants who no longer can pay are "assisted out" and we initiate the eviction process. Lease violations can result in damages to your investment. We monitor tenants to remain compliant with their rental agreement.
